In this project, we collaborated with a couple who wanted to create more livable space in their small home while making it safer and more accessible for aging in place. Their vision was to transform their outdated, paneled home into an updated haven that would serve their needs for years to come. The clients provided us with a preliminary design, and we worked together to refine it. We focused on maximizing space utilization by adding an owner’s suite plus remodeling an existing bedroom, bathroom, and living room. A key feature of this project was the creation of a bathroom designed for safety and ease of use as they age. Additionally, we eliminated the need for climbing stairs by relocating the laundry room from the basement to the first floor.
Key Design Decisions For An Accessible Addition
The key design choices revolved around creating a spacious owner’s suite with a large bedroom, walk-in closet, and a luxurious bathroom. The guest bedroom also received a spacious closet, and the relocated laundry room offered convenient access on the first floor. To promote energy efficiency and comfort, we insulated the addition and existing attic with high-performance foam. This will not only provide year-round comfort but also contribute to long-term energy savings for the homeowners. To minimize maintenance and ensure safety, we utilized Trex decking for the exterior and vinyl deck rails. Inside, LVP Coretec flooring provided a safe, slip-resistant surface throughout the home. The bathroom featured a large shower with grab bars for secure showering, a Mansfield walk-in bathtub for relaxation and therapeutic benefits, and a chair-height toilet with grab bars for added convenience.
To establish a realistic budget, we started with a preliminary estimate based on their initial design. We then performed a comprehensive feasibility study that included detailed floor plan design, material selection discussions, and a final, refined estimate.
Expertise and Quality For Aging In Place Additions
A crucial aspect of this project was seamlessly integrating the addition with the existing structure. Our team’s expertise in layout, elevations, rough and finish carpentry, as well as mechanical knowledge, ensured a cohesive and aesthetically pleasing final product. During construction, we encountered unforeseen structural issues with the home. We addressed these challenges by strategically installing three beams to bolster the roof and floor structure, ensuring the addition’s long-term stability and safety. We maintained rigorous quality control throughout the project. Weekly (or daily when necessary) inspections and project manager meetings ensured that everything was built to code and met our high standards.
To achieve the desired aesthetic, we collaborated with the clients remotely as they were in Florida during construction. We facilitated their selection of materials by providing website links and scheduling virtual showroom visits. The finished project is a testament to successful collaboration.
